Maxx Fan Installation Method
The best waterproofing method when installing a MaxxFan Vent that Swan River Van uses?
Step 1 — Butyl Tape (Primary Seal)
Before placing the MaxxFan Deluxe 7000K Roof Vent on the roof:
-
Run butyl tape around the entire underside of the fan flange.
-
When the fan is screwed down into the internal Aluminium backing frame, the butyl compresses and squeezes out, creating a waterproof gasket.
Why this matters:
-
Butyl never fully hardens
-
It stays flexible as the van roof moves
-
It fills small gaps in curved metal roofs
Step 2 — Sealant (Secondary Seal)
After the fan is screwed down:
-
Apply Sikaflex 522 sealant
-
Run a bead around the outside edge of the flange and screw heads
This protects the butyl from:
-
UV damage
-
Dust and water ingress
Step 3 — Aluminium Buytl Tape Finish (Final Seal)
-
The Ultimate UV Shield: Some sealants eventually succumb to the Australian sun. The aluminium backing is a 100% UV block, meaning the sealant underneath stays "fresh" and flexible indefinitely.
-
Mechanical Protection: It adds a layer of abrasion resistance against low-hanging branches or debris that might scrape across your roof.
-
Thermal Stability: The reflective surface helps prevent the sealant from getting too hot, which reduces the expansion/contraction stress on the bond
-
Looks: A nice clean finish
